Shut off the indoor valve for every outdoor spigot and irrigation line, open the outside taps to drain them, disconnect hoses, and blow out the irrigation lines before the first hard freeze. Water left in an outdoor pipe can freeze, split the pipe inside a wall, and leak into the house when it thaws.

Why outdoor water needs attention
Brownstone spigots and garden lines often pass through old masonry walls or unheated spaces under the stoop. If water freezes inside one of those pipes, the pipe can split where it is difficult to see. The leak may not appear until the ice thaws, sending water into the cellar or a finished wall.
Steps for winterizing outdoor water
- Find the shutoff valve for each outdoor spigot. It is usually on the pipe just inside the wall in the cellar. Close the valve fully.
- Open the outdoor spigot to drain the water left in the line. Leave the spigot open during the winter.
- If the indoor shutoff valve has a small drain cap, open it over a bucket to remove the water remaining between the valve and the spigot.
- Disconnect garden hoses and drain them.
- Shut off the irrigation system at its main valve. Blow the lines out with compressed air so water does not remain in the pipes or sprinkler heads.
- Check pipes running through unheated spaces, including areas under the stoop or in a front vault. Those pipes should be insulated.
When to do the work
Winterization needs to be completed before the first hard freeze, which in New York usually means November. Waiting until freezing weather arrives can leave water trapped in outdoor lines. In April, the water can be turned back on and the irrigation system started for the season.
How this fits into monthly maintenance
NYC Brownstone includes outdoor water and irrigation work on the property-specific checklist when the house needs it. The assigned technician handles the seasonal shutoff and blow-out, then returns the systems to service in spring. The end-of-day report records what was completed and any follow-up the house needs.
Owners and house managers can call the office to schedule winterization or ask for a walkthrough of the house. If a frozen line has caused a significant leak, agreement clients can use their 24/7 emergency line. Non-client emergencies are handled case by case. Pipe repairs are performed with affiliated NYC Brownstone General Contracting.
